Project Highlights
Delivery of the Unit N10A enabling works at Houndshill Shopping Centre, creating new retail and leisure space within the existing centre. The project enabled the occupation of a new unit by multinational food retailer Muffin Break and transformed previously unused void space into a new soft play facility, unlocking value from an area that had previously generated no income.
The Challenge
The scheme required the creation of new vertical access within a busy, operational shopping centre, presenting significant logistical and safety challenges. The project also needed to maximise the potential of underutilised space, including a high-level void area that was not originally designed as a lettable unit. All works had to be delivered with minimal disruption to shoppers, tenants and centre operations.
Our Solution
We worked closely with the centre management team to develop a practical delivery strategy and carefully selected contractors with the experience required to operate in a live retail environment. Through proactive project management, strong stakeholder communication and detailed planning, we coordinated the works safely and efficiently while unlocking additional lettable space within the existing building.
The Outcome
The project delivered two fully let units on long-term leases, including the creation of a brand-new unit from previously non-existent retail space. By converting underutilised areas into income-generating assets, the scheme significantly increased the centre’s revenue potential, improved space utilisation and exceeded stakeholder expectations for both commercial performance and delivery.
