Project Highlights
Knowsley Hub 50 transformed more than 20 years of disused brownfield land into a high-quality industrial development, maximising site density and development volume to create valuable new employment space on a prime commercial site.
The Challenge
The project was brought forward during a period of exceptional market volatility, with construction inflation exceeding 13%. Maintaining viability while delivering a product capable of meeting institutional investor expectations required careful cost management, design optimisation and early risk mitigation.
Our Solution
We engaged with the contractor at an early stage to identify risks, value engineer the design and strengthen commercial certainty before construction commenced. Working collaboratively throughout the design and procurement process, we ensured the scheme met the requirements of international funds and institutional investors while maintaining project viability in a challenging market.
The Outcome
The development was successfully delivered and handed over to the client, creating a high-quality industrial asset on a previously unused brownfield site. The building has since been let to a tenant, validating the development strategy and generating long-term employment and investment value from land that had remained dormant for over two decades.
