Project Highlights
Project White is a major industrial and logistics-led regeneration scheme that will transform a former refuse site into a sustainable commercial development. The project targets a 10% Biodiversity Net Gain and a BREEAM Excellent rating, placing environmental performance at the centre of the development strategy.
The Challenge
The site presents significant technical and environmental challenges, including extensive remediation requirements associated with its former use. The development is also located close to residential communities and directly beneath the flight path of Barton Aerodrome, creating additional planning, construction and operational constraints. Successfully balancing these considerations while creating a viable development opportunity has been critical to the project’s progression.
Our Solution
We undertook extensive early-stage due diligence, supported by detailed site investigations and risk identification surveys, to establish a clear understanding of the project’s constraints and opportunities. Working closely with stakeholders, we provided ongoing technical support throughout the development process and implemented a comprehensive risk management framework. A live risk tracker was established to identify, assess, monitor and control risks, ensuring informed decision-making at every stage of the project.
The Outcome
The project has progressed through the planning phase with a robust technical and environmental evidence base supporting the application. Early identification and management of key risks have reduced development uncertainty and strengthened the project’s deliverability. If approved, the scheme will regenerate a challenging brownfield site while delivering high-quality industrial and logistics space with strong sustainability credentials, including 10% Biodiversity Net Gain and a BREEAM Excellent rating.
