Project Highlights
This boutique five-star hotel project transformed a much-loved former bed and breakfast in the heart of Cartmel into a luxury hospitality destination. Inspired by leading boutique hotels from around the world, the development restored and elevated a valuable local asset, delivering 12 individually designed guest rooms and reintroducing the quality and prestige historically associated with Cark Manor. We provided commercial advice to support the developer’s self-delivery of the project.
The Challenge
The project operated under an extremely demanding programme, with just 10 days between acquisition and commencement on site. Strip-out works began before the final brief was fully defined, creating additional complexity as the design continued to evolve during construction. The ambition was to achieve five-star quality standards and service levels, with a target opening date only six months after acquisition. Success depended on managing procurement, sequencing specialist trades and maintaining rigorous quality control throughout a fast-moving programme.
