Project Highlights

This boutique five-star hotel project transformed a much-loved former bed and breakfast in the heart of Cartmel into a luxury hospitality destination. Inspired by leading boutique hotels from around the world, the development restored and elevated a valuable local asset, delivering 12 individually designed guest rooms and reintroducing the quality and prestige historically associated with Cark Manor. We provided commercial advice to support the developer’s self-delivery of the project.

The Challenge

The project operated under an extremely demanding programme, with just 10 days between acquisition and commencement on site. Strip-out works began before the final brief was fully defined, creating additional complexity as the design continued to evolve during construction. The ambition was to achieve five-star quality standards and service levels, with a target opening date only six months after acquisition. Success depended on managing procurement, sequencing specialist trades and maintaining rigorous quality control throughout a fast-moving programme.

Our Solution

We applied our industry experience to establish a clear delivery strategy from the outset. This included de-risking the construction sequence, identifying long-lead procurement items, developing a robust project programme and supporting the interior design process as the brief evolved. We introduced structured monitoring and control procedures to improve site management, strengthen quality assurance and maintain delivery momentum. Through close collaboration with the client, designers and contractors, we improved procurement efficiency and coordinated site activities to support the accelerated programme.

The Outcome

The hotel was successfully restored and renovated to an exceptional standard, delivering 12 bespoke boutique bedrooms and a luxury guest experience befitting a five-star destination. The project brought a valued local property back into productive use and strengthened the Sedgwick Scott portfolio with a distinctive hospitality asset. Through effective programme management, proactive risk mitigation and a shared commitment to quality, the project achieved its vision of creating a best-in-class boutique hotel that combines heritage, craftsmanship and modern luxury.
