Project Highlights

Magazine II is a high-quality industrial development in Bromborough comprising two units delivered within a single phase. Unit 1 has been secured as a shell-and-core pre-let, while Unit 2 is a speculative development of approximately 12,000 sq ft incorporating integrated welfare and office accommodation. The scheme is being delivered on a greenfield site with vacant possession and has been designed to provide a flexible, future-focused industrial product that aligns with Redsun’s quality standards and long-term investment objectives.

The Challenge

The project required the successful integration of both speculative and occupier-specific requirements within a single development. Key challenges included managing underground obstructions and potential contamination risks, coordinating utilities at the new site entrance and achieving operational requirements such as Freight Transport Association-compliant service yard gradients.

The team also needed to incorporate enhanced sustainability measures and future-proofing opportunities without compromising project viability or cost efficiency. Balancing immediate occupier requirements with long-term operational flexibility was critical to maximising the value of the development.

Our Solution

We adopted a collaborative and proactive design management approach, identifying potential issues early and resolving them through coordinated workshops with the wider project team. Technical challenges, including drainage constraints, were addressed through practical engineering solutions, including the adoption of a gravity-fed above-ground drainage strategy.

Sustainability enhancements were incorporated throughout the scheme, including increased biodiversity net gain, enhanced building fabric performance and structural roof loadings capable of accommodating full photovoltaic coverage. All parking spaces were also designed with ducting infrastructure for future electric vehicle charging.

To support long-term adaptability, the office accommodation within Unit 2 was designed with sufficient structural capacity to accommodate an additional office level in the future, allowing the building to evolve alongside occupier needs without major structural alteration.

Magazine II has been developed as a high-specification industrial scheme that successfully balances speculative flexibility with occupier-specific requirements. The project incorporates low-energy design principles, enhanced sustainability measures and future-proofed infrastructure, creating a resilient and market-leading development.
