Project Highlights
Delivery of a 42-acre former paper mill redevelopment through a £3 million enabling works contract completed in Q3 2022. The project formed part of a forward-funded speculative development, culminating in the negotiation of a £53 million main build contract for two buildings totalling 765,000 sq ft, including Category A office accommodation. The development was designed to achieve BREEAM Excellent and Net Zero Ready standards.
The Challenge
The project required the transformation of a large-scale brownfield industrial site into a development-ready asset within a tight nine-month programme. Success depended on completing critical enabling works, maintaining investor confidence within a forward-funded model, and creating a platform for the subsequent main construction phase while meeting ambitious sustainability targets.

We successfully managed and delivered the £3 million enabling works package, preparing the site for redevelopment and supporting programme certainty for the wider scheme. Working closely with key stakeholders including Firethorn Trust, Winvic, AEW and SGi, we helped facilitate the negotiation and award of the £53 million main build contract, ensuring the project progressed seamlessly into construction.
The Outcome
The enabling works were completed in Q3 2022, providing a fully prepared site for the next phase of development. The project enabled the delivery of a 765,000 sq ft commercial scheme across two buildings, incorporating Category A office space and targeting BREEAM Excellent and Net Zero Ready accreditation. Early site readiness reduced programme risk, supported funding objectives, and established a clear route to construction on a major regeneration scheme.
