Delivery of a 125,000 sq ft speculative commercial development, including Category A office accommodation. The project was taken from initial site due diligence and acquisition through planning, detailed design, procurement and construction, before securing a tenant within six months of completion.
The Challenge
As a speculative development, the project was progressed without a secured occupier, creating the need to balance development risk with market demand. Success depended on making the right investment decisions from acquisition onwards while maintaining programme certainty and delivering a product capable of attracting tenants quickly after completion.
