Project Highlights

Bury New Road is a major regeneration project that will transform a disused site into a new global headquarters for Plaza Collection Group, a growing fashion wholesaler that has outgrown its existing premises. The consented scheme includes the conversion of a vacant car showroom into a purpose-built headquarters, alongside a substantial commercial investment comprising a five-storey, 58,000 sq ft self-storage facility. Designed to achieve BREEAM Excellent accreditation and target energy neutrality through on-site renewable generation and low-energy technologies, the development will create a high-quality commercial destination that supports business growth while enhancing the local built environment.

The Challenge

The project represents a significant long-term investment underpinned by a business-critical growth strategy. The new headquarters must provide the operational capacity required to support the client’s continued expansion while delivering ambitious sustainability objectives and a high-quality workplace environment.

At the same time, the scheme must balance multiple development objectives, including the delivery of a large-scale self-storage investment and the regeneration of a prominent site within Greater Manchester. As the client is relatively new to construction projects, clear decision-making processes, effective communication and strong commercial oversight are essential to maintaining confidence throughout the development journey.

Our Solution

Acting in our multidisciplinary role as Project Manager, Quantity Surveyor and Employer’s Agent, we are leading the procurement of the pre-contract design team and shaping the overall delivery strategy. Working collaboratively with the client, we have undertaken detailed briefing workshops to establish a clear set of project objectives, all directly aligned with the business case, operational requirements and long-term ambitions for the development.

We are currently procuring the Stage 4 design package ahead of contractor procurement and advising on the most appropriate procurement strategy for the next phase. Throughout the process, we maintain a strong focus on communication, ensuring stakeholders remain informed on programme, costs, risks and key decisions. By placing the client’s objectives at the centre of the project, we are creating a clear framework against which design quality, commercial performance and delivery success can be measured.

The Outcome

The project has successfully secured planning consent and progressed into the detailed design and procurement stage, establishing a clear pathway towards construction. Once delivered, the development will provide Plaza Collection Group with a purpose-built global headquarters capable of supporting sustained business growth, while the self-storage facility will create a valuable long-term commercial asset.

The scheme will transform an underutilised site into a high-quality, sustainable development that improves the character of the local area and contributes to wider regeneration. Through structured project management, clear stakeholder engagement and disciplined commercial control, the project has been positioned for successful delivery and long-term value creation.
