Project Highlights
Building on the success of Phase 1, we worked with the developer to unlock additional value from the residual land holding. The project involved creating a serviced, level development plateau and securing planning approval for 80,000 sq ft of industrial and employment space.
The Challenge
The site presented significant physical constraints, including an 11m change in levels, a local watercourse and neighbouring employment properties. The challenge was to develop a commercially viable scheme that overcame these limitations while maximising the amount of rentable employment space and maintaining a deliverable development strategy.
Our Solution
We worked closely with the local authority to develop a planning solution that balanced site constraints with the developer’s commercial objectives. Through careful site design and early engagement with a specialist contractor, we identified and mitigated key construction and delivery risks, creating a serviced and level development platform capable of supporting future development.
The Outcome
The project secured planning approval for 80,000 sq ft of industrial and employment space and significantly enhanced the value of the residual land. By reducing development risk and creating a deliverable, consented scheme, the project enabled a successful land sale and maximised the developer’s return on investment.
