Project Highlights

Langton Development Services was appointed to provide project monitoring and client-side support for the delivery of a new community club facility funded in partnership with Homes England. The project replaced an existing converted farm building with a modern, purpose-built venue designed to serve a growing local community.

The new facility incorporates social and recreational spaces including a bar, kitchen, stage, pool and darts area, changing facilities and showers. The development also supports a new Multi-Use Games Area and Football Association-standard football pitch, enabling local sports teams to expand participation and operate year-round. Additional facilities were provided for bowling green users, alongside extensive specialist fit-out works, equipment relocation and coordination of client-supplied fixtures, furniture and equipment.

The Challenge

Langton Development Services was introduced to the project with only four months remaining before completion, at a point when communication between stakeholders had broken down and several issues of contention had emerged.

The club was operated by a volunteer committee with limited construction experience, creating uncertainty around project processes, construction sequencing, quality expectations and operational planning. At the same time, the programme was progressing rapidly towards a fixed completion deadline, with future events and activities already scheduled around occupation of the new facility.

Further challenges included coordinating specialist fit-out works, relocating existing equipment and ensuring the club was prepared to manage and operate a significantly larger and more complex building from day one.

Our Solution

Drawing upon extensive project delivery experience, we quickly established ourselves as a trusted advisor to the club, providing practical guidance and support beyond a traditional project monitoring role.

We implemented clear communication protocols, defined stakeholder responsibilities and introduced structured reporting to improve accountability and decision-making. Regular meetings and proactive engagement helped mediate disputes, resolve outstanding issues and rebuild confidence between project stakeholders.

We also provided forward planning advice, preparing the club for forthcoming project milestones, commissioning activities and occupation requirements. By coordinating specialist fit-out contractors, advising on equipment migration and maintaining clear lines of communication throughout, we ensured the committee remained informed, supported and able to make timely decisions as the project progressed towards completion.

The Outcome

The new community facility was successfully delivered, providing a modern and versatile hub capable of supporting a wide range of sporting and social activities for the local community.

Through improved communication, proactive stakeholder management and practical project support, the club gained greater confidence in both the construction process and the future operation of the facility. Existing equipment, specialist installations and fit-out works were successfully integrated within the programme, allowing the building to become fully operational following completion.

The project delivered a high-quality community asset that supports increased participation in local sport, creates new opportunities for social engagement and provides a sustainable, long-term facility for current and future generations of users.
