Project Highlights
Aviator Park II is a high-quality industrial and logistics development comprising Grade A institutional-standard buildings with class-leading office accommodation. Delivered as part of a Local Development Order, the scheme provides significant employment space while achieving BREEAM Very Good accreditation, reinforcing its strong sustainability credentials.
The Challenge
The project faced a major utility constraint, with insufficient network capacity available to support the development. This challenge was compounded by unprecedented steel price inflation and material shortages, placing pressure on both programme and cost certainty. Securing a viable delivery strategy while maintaining investor confidence and commercial viability was critical to the project’s success.
Our Solution
We worked closely with the Distribution Network Operator (DNO) to monitor available network capacity and negotiated with local energy users to facilitate the reallocation of existing grid supply. Targeted reinforcement works were identified and implemented, avoiding the need for a new primary substation and significantly improving project viability.
In parallel, we negotiated a building contract with a preferred contractor, securing agreed rates and fixed overheads at an early stage. This enabled critical materials to be procured ahead of further market volatility, reducing commercial risk and providing greater cost certainty for the developer and investors.
The Outcome
The project was successfully delivered while maintaining its quality, sustainability and commercial objectives. By overcoming a significant infrastructure constraint without the need for a primary substation, the scheme remained viable and deliverable despite challenging market conditions. The completed development provides high-quality employment space, supports local economic growth and demonstrates the value of proactive procurement and risk management in protecting programme and cost outcomes.
