Completion of two speculative logistics buildings in 2019, comprising a 200,000 sq ft unit and an 80,000 sq ft unit, each incorporating 5% Category A office accommodation. The development was pre-let to Amazon prior to completion for use as a last-mile distribution facility and became one of the first UK buildings accredited as Net Zero by the UK Green Building Council.
The Challenge
Delivering speculative logistics space required balancing programme certainty with market demand, while targeting industry-leading sustainability credentials. Securing occupier commitment before completion was critical to de-risking the development and maximising asset value.
Our Solution
Working alongside Mulberry, Finnigan, AEW and SGi, we supported the delivery of two high-quality logistics facilities designed to meet modern operational requirements and ambitious environmental standards. The scheme combined flexible warehouse accommodation with integrated office space, creating an attractive proposition for potential occupiers.
The Outcome
Amazon committed to the development before completion, occupying the scheme as a last-mile logistics facility and validating the market demand for the product. The project delivered 280,000 sq ft of high-quality logistics space and achieved recognition as one of the first accredited Net Zero buildings in the UK, reducing environmental risk while enhancing the long-term value and appeal of the asset.
