Project Highlights
Following the successful completion of the enabling works, we were retained to provide project monitoring services for the N10a tenant fit-outs at Houndshill Shopping Centre. The scope included overseeing the delivery of occupier works, ensuring compliance with the landlord’s requirements, statutory regulations and the centre’s tenant fit-out handbook.
The Challenge
The fit-out programme involved two very different occupiers with contrasting delivery approaches. Muffin Break’s project, managed across teams in London and Australia, progressed efficiently and remained well coordinated. In contrast, the Jungle Mania fit-out encountered significant challenges, including limited project experience, poor adherence to health and safety requirements and a focus on cost reduction that risked non-compliance with landlord standards. Without intervention, these issues had the potential to delay opening dates and rental income.
Our Solution
We increased our resource commitment and provided additional project management support to maintain momentum and address emerging issues. Working closely with both occupiers and their teams, we guided the fit-out process, monitored compliance and helped resolve challenges before they affected programme or quality. Our proactive approach ensured tenants understood and fulfilled their obligations while maintaining the landlord’s operational and building standards.
The Outcome
Both fit-outs were successfully completed, became operational as planned and began generating rental income without unnecessary delay. The completed works met all required standards, regulations and landlord expectations. Through active project monitoring and targeted support, we reduced delivery risk, protected quality and helped ensure a smooth transition from construction to occupation.
